Roof Plumbing in Geelong, the Bellarine & the Surf Coast
A roof leak rarely shows up where the problem is. Water gets in at a flashing, a valley or a blocked box gutter, runs along the timbers or the sarking, and drips through the ceiling a metre or two away. Finding that entry point is the real job – patch the wrong spot and the stain comes back with the next downpour.
In the last 12 months we’ve done 165 roof leak and roof plumbing jobs across Geelong, the Bellarine and the Surf Coast. We work on the metal side of the roof – flashings, valleys, box gutters, metal roof sheeting, rainheads and the pipes that carry roof water away.
In Victoria that’s regulated plumbing work, not a handyman job: roofing (stormwater) is its own class of plumbing under the Plumbing Regulations 2018. If you’re not sure whether you need a roofer or a plumber, our guide to what a roof plumber does explains the difference.
Our Roof Plumbing Services
From a single drip to storm damage across the whole roof, we trace the cause first and then fix it, so you’re not paying for the same leak twice.
Roof Leak Detection & Repairs
We start where the water shows and work back to where it’s getting in. That can mean looking in the roof space, checking the flashings, valleys and sheet laps above the stain, and running water over a suspect spot once the roof is dry.
Then we fix the cause – reseal or replace the flashing, clear and repair the gutter, replace rusted screws – rather than smearing sealant over the symptom and hoping.
Storm Damage Roof Repairs
Wind and heavy rain find every weak spot: flashings lift, box gutters overflow, and leaves and branches block outlets and rainheads. We take emergency callouts 24/7, including weekends and public holidays.
Nobody should be on a wet or windy roof, so the first job is often limiting the damage inside, with the permanent repair once the roof is safe. Our guide to a roof leaking after a storm covers what to do in the meantime.
Roof Plumbing Maintenance
A check before winter catches the small things that cause big leaks: a box gutter outlet half-blocked with leaves, a flashing that’s started to lift, screws rusting through, a valley full of debris.
We look over the roof drainage from the ridge down to the downpipes and tell you what needs doing now and what can wait. No pressure, just honest advice.
Parts of the Roof We Work On
Most roof leaks start at one of four places. These are the metal parts of a roof that roof plumbing covers.
Flashings
Flashings are the folded metal strips that seal the joins: where the roof meets a wall or chimney, and around vent pipes, flues and skylights. They lift in wind, crack with age or were never sealed properly. We reseal, refix or replace them so water runs over the join.
Box Gutters
A box gutter sits inside the roof line, often between two roofs or behind a parapet wall. When its outlet blocks, the water has nowhere to go but inside, which is why a blocked box gutter can flood a ceiling fast. We clear, repair and replace them.
Valleys
A valley is the metal channel where two roof slopes meet, on tiled and metal roofs alike. It carries a lot of water a short distance, so rust holes, built-up leaves or a valley too narrow for the roof will overflow under the tiles or sheets in heavy rain.
Metal Roof Sheeting
On metal roofs, leaks usually come from loose or rusted screws, rust spots, lifted laps where sheets overlap, or holes left by old fixtures. We fix leaks in the sheeting itself and tell you honestly if a section has rusted beyond repair.
Common Roof Leak Problems We Fix
If any of these sound familiar, it’s worth getting the roof looked at before the next big rain.
- Water Stains on the Ceiling: A brown ring or bubbling paint means water has been getting in for a while. The source is often a metre or more away from the stain.
- Leaks Only in Heavy Rain: Usually an overflow problem – a blocked or undersized box gutter, valley or rainhead – rather than a hole in the roof.
- Leaks Around Pipes, Flues and Skylights: The flashing around the roof penetration has lifted, cracked or lost its seal.
- Rusty or Loose Roof Screws: Screws that have rusted or worked loose let water in at every one. Replacing them is often the fix.
- Drips After Wind-Driven Rain: Flashings and laps that cope in calm rain can let water through when wind pushes it sideways.
- Overflowing Gutters at the Eaves: Water spilling over the gutter edge can run back into the eaves and walls. Our gutter and downpipe repairs page covers this.
Fast Response Roof Plumber Near You
When water is coming through the ceiling, you need someone who answers the phone. Call Plummers Plumbing and you’ll speak to a local plumber, not a call centre, any time of day or night, including weekends and public holidays.
If water is dripping near a light fitting or power point, keep everyone away from it and switch the power off at the switchboard only if you can do that safely – otherwise call an electrician. Put down buckets and towels, move what you can, and leave the roof to us.

Our Simple Roof Repair Process
No guesswork and no surprises – here’s how a roof job runs.
Step 1 – Contact Our Team
Call or book online. Tell us where the water’s showing and when it leaks – every rain, or only in heavy storms.
Step 2 – Find the Leak
Once it’s safe to go up, we check inside and on the roof to trace the water back to where it’s getting in.
Step 3 – Quote & Recommendation
We explain the cause and what it takes to fix, and give you a fixed price before any work starts.
Step 4 – Repair & Check
We complete the repair, clean up, and check the water is running where it should before we leave.
Roof Plumbing Costs – What to Expect
The cost of a roof repair depends on what’s causing the leak, how much of the roof is affected and how easy it is to work on safely. Resealing one flashing on a single-storey roof is a smaller job than replacing a rusted box gutter on a steep, two-storey roof that needs extra safety equipment.
Materials matter too: matching the profile and colour of the existing metal, and the length of flashing or gutter that needs replacing. After-hours work, like late nights or weekends, may also affect the price. Whatever the job, we explain what’s involved and agree a fixed price before we start, with no hidden fees.
Roof Plumbing Across Geelong
Our roof jobs over the last 12 months were spread right across the region. The busiest areas were Newcomb, Whittington and St Albans Park, Grovedale, Belmont and Newtown, with more in Armstrong Creek, Corio, Highton, Leopold and Lara.
We also cover the coast, from Torquay to Ocean Grove, where salt air is hard on metal roofs, flashings and screws, so a check before winter is worth doing.
Roof Plumber FAQs
We work on the plumbing side of the roof: finding and fixing leaks, flashings around walls, chimneys, flues and skylights, valleys, box gutters, metal roof sheeting, eaves gutters, rainheads and downpipes. Replacing roof tiles is roof tiler work, not plumbing. Our guide what is a roof plumber explains where plumbing ends and tiling begins.
We work back from where the water shows to where it’s getting in. Water often runs along timbers or sarking before it drips, so the stain can be well away from the cause. We check the roof space, the flashings, valleys and gutters above it, and the screws and laps on metal roofs.
Many leak repairs, like resealing a flashing or replacing rusted roof screws, are done in a single visit once the cause is found. Bigger jobs, like replacing a section of box gutter or valley, take longer. After a storm, the wait is usually for dry weather, because a lasting repair needs a roof that’s safe to walk on.
We repair the plumbing parts of a tiled roof – valleys, flashings, box gutters, eaves gutters and downpipes. Replacing broken tiles or re-bedding ridge capping is roof tiler work rather than plumbing, so if that’s what’s letting the water in, we’ll tell you straight.
It is if water is near light fittings or power points, a ceiling is sagging or bulging, or water is coming in fast. Keep people out of that room and call us – we take emergency callouts 24/7, including weekends and public holidays. A slow drip in one spot can usually wait for a booked visit.
Mainly the cause, how much of the roof is affected and how hard it is to reach safely. Resealing one flashing is a smaller job than replacing a rusted box gutter on a two-storey roof. We find the cause first, then agree a fixed price before any work starts. Our storm leak guide explains the cost drivers.
Yes. Under Victoria’s Plumbing Regulations 2018, roofing (stormwater) work – metal roof coverings, flashings, gutters and downpipes – is a class of plumbing work. It must be done by someone licensed or registered in that class, which you can check with the Building and Plumbing Commission’s Find and check a practitioner search.
